The federal and provincial governments have introduced a new HST rebate so Ontario homebuyers can save the 13% HST on newly constructed homes. The rebate aims to make new homes more affordable with a maximum rebate of $130,000. The program, effective as of April 1, 2026, will only be available for one year, ending March 31, 2027.
HST Rebate Amounts by Home Price
- Homes under $1 million receive a full HST rebate, for a maximum of $130,000
- Homes between $1 million and $1.5 million receive the $130,000 rebate
- Homes between $1.5 million and $1.85 million receive a gradually decreasing HST rebate amount
- Homes above $1.85 million receive a $24,000 rebate
Who Qualifies for This Rebate?
- The purchaser must be 18 or older
- The purchaser must be a Canadian citizen or permanent resident
- The purchaser must be using the home as their primary residence, or as a long-term rental*
- The purchaser must not have previously claimed this rebate
